Just to give an update on the house buying, we had a home inspector come in on Tuesday. He gave a very detailed report (down to a pull chain missing from one of the ceiling fans in the sun room), but most importantly, he found that the heater and AC do not work properly. The AC will blow air, but it's not cold. The coolant lines (whatever they're called) are cool to the touch but not cold. But that one should be an easy fix and hopefully not too expensive.
The heater however, doesn't run at all. The inspector said that it will automatically click back off when he turned it on even if he set the temp to 90 degrees. He thinks it's a circuit board issue, but that brings up another issue. He couldn't access the heater in the attic because it doesn't have work space, which makes it seems like the heater installation is not permitted/up to code. We had a HVAC guy come out on Thursday, but he wouldn't touch it because of that. Luckily, our agent knows someone that will look at it. So hopefully that gets checked out soon. We may ask the seller to fix it before we move in. Either way, we're planning on putting in an access hatch from inside the house to help fix the access problems.
He provided a lot of detail like dyrwall missing under the kitchen sink and the east side gate missing and a dirty air filter. The dishwasher and stove weren't hooked up and the seller has already said he would hook them up and make sure they're working for us. Outlets in the bedrooms, bathrooms, and garage aren't grounded so we may look into doing that latter. I just might not be able to use my space heater in my room for now. But if we get the heater working, it shouldn't be an issue!
We now have all the finance stuff in order and the appraisal came in right at what we're paying for the house so no issues with getting financed there. We have a bunch more papers to sign on Monday. Otherwise, we're just planning out the stuff that we'll need when we move in like a dining table and a lawn mower and checking out Home Goods every now and then for deals on rugs or lamps. We won't buy anything big until we move in and have a better feel for the size and what will fit though. So ready for it to be the end of March already!!
